Light Gauge Steel Modular Construction in the “Crossroads of Munster”
The fifth Skillnet MMC Accelerate business support event hosted in 2025 gathered professionals from across the building industry and beyond to Cahir, Co. Tipperary. Presentations on Modern Methods of Construction (MMC) and light gauge steel (LGS) inspired an engaged audience, before a live demonstration of Remagin Ireland’s production process closed the event and left attendees with plenty of food for thought.
Speakers came from leading construction and engineering firms, as well as from the local county council: Dr. Alan Hore, Director of CitA and Co-Lead of Skillnet MMC Accelerate; Órla Gilroy, Project Manager for Skillnet MMC Accelerate; Ger Fahey, Country Manager at Remagin; Darragh Ryan, Head of Commercial at Remagin; Jeffrey Stanford, M&E Building Services Engineer at EDC Engineers; Declan Wallace, the CEO of Evolusion Innovation; Máirín McGrath, Independent Councillor on Tipperary County Council; and John Hoctor, Assistant Chief Fire Officer at Tipperary County Council.
Dr. Alan Hore, opened with a discussion on the importance of innovation in MMC. Órla Gilroy then elaborated on the goals of the Skillnet MMC Accelerate initiative: to run a national platform supporting growth in the MMC and broader construction sector, and host business support events with MMC companies in their manufacturing facilities.
Ger Fahey welcomed attendees to the Remagin manufacturing facility with a brief history of the company, from its origins as Horizon Offsite to its acquisition by the Etex Group through to present day. He also talked about Remagin’s approach to constructing residential, educational, and healthcare developments off-site in LGS.
Máirín McGrath was next invited to the stage to discuss national regulations around residential developments. The councillor also discussed the potential impact of MMC to increase the stock of housing in the constituency and build better communities.
Then, Jeffrey Stanford shared details of a project his organisation partnered with Remagin on. In developing 150 apartments and 20 duplexes in Clonsilla, Co. Dublin, Jeffrey’s focus was on the M&E coordination needed for the project and working with other designers and Remagin’s production team to deliver LGS framing systems.
“Events like this facilitate understanding, dialogue, and vision. Stepping back from the head down at the desk really helps. For so many different companies to be here, from contractors to consultants to architects, we get to see the main industry growth areas and it builds excitement among stakeholders.”

John Hoctor was then brought up to discuss construction trends from a fire engineering perspective. Other items on his agenda included the housing stock in Tipperary and plans for future development, the approach of Tipperary Fire & Rescue Service to fire safety regulations, and suggestions to consider for future fire safety improvements.
Declan Wallace next delivered his thoughts on how to overcome the barriers to creating an ecosystem for cost-effective, mid-rise MMC developments. Prominently, he talked about project pipeline as the most significant opportunity for change. He also talked about the design capabilities of Evolusion Innovation and how early technical involvement can reduce avoidable overheads and enable smoother project delivery.
“Alongside volume uncertainty, a dearth of knowledge about MMC, a lack of working capital, regulatory concerns, and low system standardisation are the biggest opportunities to address for bringing MMC into the mainstream.”
CEO of Evolusion Innovation
Darragh Ryan closed the presentations with a more detailed overview of Remagin and its innovations in the R&D of external wall, intermediate flooring, and cladding systems. He also covered the sustainability of the company’s operations, the multi-storey capability for building with LGS, the bigger picture for the construction material and Remagin’s off-site construction process in the Irish market.
Following the speaker addresses and an audience Q&A focused on the adoption of MMC in the broader construction sector, attendees joined a site tour of the facility to see how Remagin produces, roll-forms, and assembles LGS modular structures.
