Modern Methods of Construction (MMC) are experiencing rapid global growth, and Ireland is no exception. As the demand for faster, more efficient building solutions intensifies, MMC is playing a pivotal role in addressing construction sector needs.

Founded in 2017, Procon Modular has long set the standard for the efficient delivery of modular building at scale. The company specialises in fully relocatable 3D volumetric units, partially fabricated off-site in a manufacturing facility before installation. Head of Business Development Martin Murray said this process is key to their success.

But while much of the headlines in the construction sector are framed around housing, educational infrastructure to support this housing is another area of importance.

Construction for the education sector is a €200 million annual market alone.

This is impetus behind Procon Modular’s 4,500m² Goatstown School project – delivered in just nine months and with 83% of the project manufactured totally off-site. The project set a new benchmark in modular construction. It was even nominated for ‘Education Project of the Year’ at the Irish Construction Excellence Awards 2025.

This level of high-quality project is made possible thanks to the range of construction skillsets available in Procon Modular’s dedicated manufacturing facility. This diverse range of capabilities includes both cross-trade proficiency and digital literacy.

Modular units require assembly and finishing from a range of trades, including welders, machinery operations, joiners, electricians, quality control operatives, and more. Procon Modular unites these skillsets in one operation to deliver purpose-built units that meet the growing need of Irish construction while still complying with standards.

On any given project, a worker might install internal partition panels in a unit, carry out the basic wiring and plumbing required, and then switch to installing smart sensors – all while coordinating with a digital site management system.

The Procon Modular team is trained in Lean Construction Principles, BIM 19650 and is NZEB (Nearly Zero Energy Building) to meet the needs of the company’s advanced manufacturing process. This indicates why construction workers need to be skilled in multiple trades to flourish.

This modular way of building also has the fortunate consequence of offering tradespeople with a range of skillsets a more dynamic place to work. More skilled professionals to collaborate with, more comfortable and stable working conditions, more exciting projects delivered faster and more cost-effectively.

As Ireland races to meet growing housing and infrastructure demands, off-site and modular methods will be critical to achieving speed, quality, and scale.
